Did you know homes that are staged sell faster? According to the Real Estate Staging Association, unstaged homes spent an average of 184 days on market before selling, but homes staged prior to listing sold in just 23 days. Even if those statistics were skewed, it’s still impressive how quickly staged homes sell. So, what exactly is staging?

As a child I found myself going around from room to room, moving items such as furniture and décor pieces to places I felt were more attractive to the eye. I would also empty out certain areas such as closets, cabinets, drawers, and I’d bag up “unneeded” items that seemed to be overflowing in those hidden areas. This continued into my teens and early adulthood. One distinct memory of mine is that fresh after I was newly wed, my parents came over while my husband and I were away and moved everything around. There were items I couldn’t find. We all had a good laugh after I took notice that they’d paid me back.

What I didn’t realize at the time was that I was staging and decluttering the home. Simply put, staging is simplifying. I like to think of it as less is more. One example of necessary staging is the kitchen: the place we spend a lot of our time. We’ve all seen our kitchen counters cluttered with unnecessary items before–from spice racks, to dirty dishes, to towels, to cheese boards, to other space-fillers. But when we take all our kitchen gadgets off the countertops and replace them with something simple, like a focal piece in the middle, something amazing happens. All of a sudden, thanks to a little staging, the room looks less cluttered, more open, and… desirable.

Have you ever noticed going into a home that is packed full of things? Your eyes are more drawn to the clutter and not to the home. It can feel suffocating. It can even start to smell. A home free of clutter will bring attention to its beauty instead. But most importantly, an uncluttered home looks bigger.

The sad reality is we all have to live in our homes, and we need the spice racks, toasters, and much more. But when we are selling, this is when a little bit of space-sacrifice can really benefit us. Before you list, the three most important rooms to stage are the living room, master bedroom, and kitchen. All you need is less. Although anyone can stage a home, if you’re too busy to find time to stage, there are many professionals in Louisville that you can hire to help stage your home.
